Terms & Conditions

Last updated 22 July 2026. Please read these terms carefully before booking. By booking a stay at Casa Di Cemagi Residenza, you agree to these Terms & Conditions and to our Booking Policies (payment, cancellation, and check-in/out terms), which form part of this agreement.

1. About this website

This website (casadicemagi.com) is operated by PT Don Paolo Management, the licensed operator of Casa Di Cemagi Residenza, Cemagi, Bali. References to “we,” “us,” or “the Company” mean PT Don Paolo Management.

2. Bookings and payment

A booking is confirmed only once full payment has been received through our payment provider and a confirmation email has been sent. Prices shown at the time of booking are in the currency displayed and include any charges stated on the booking page. Payments are processed securely by our third-party payment partner; we do not store your full card details. We reserve the right to release or cancel an unpaid or incomplete reservation if payment is not completed within the required timeframe.

3. Cancellations, refunds, and changes

Cancellation, refund, and date-change terms are set out in full in our Booking Policies, which applies to every booking made through this website.

4. Arrival, identification, and occupancy

A valid passport or government-issued ID is required at check-in for each guest. Only registered guests may stay overnight – visitors must be approved by the Company in advance and are not permitted to stay overnight unless agreed. Room and villa occupancy must not exceed the number of guests confirmed at booking.

5. Guest conduct and house rules

Guests are expected to treat the property, staff, and neighbouring residents with respect. We welcome celebrations, gatherings, and events, including bookings of The Estate for weddings and larger groups – but all guests are asked to respect quiet hours from 10:00 PM to 7:00 AM out of consideration for neighbouring properties and the surrounding community. The Company may refuse entry or end a stay without refund in cases of serious misconduct, illegal activity, or damage caused deliberately or through gross negligence. Guests are responsible for the conduct of everyone in their party.

In accordance with Indonesian law, the Company maintains a strict zero-tolerance policy toward illegal drugs, narcotics, weapons, firearms, and other prohibited or hazardous items. The Company reserves the right to refuse service, contact the relevant authorities, cancel a reservation, or end a stay if a guest violates Indonesian law or these house rules.

6. Smoking

Smoking and vaping are permitted in outdoor areas and on rooftop spaces only. Smoking and vaping are not permitted indoors. Guests are responsible for any additional cleaning, deodorising, or repair costs resulting from smoking or vaping indoors.

7. Pets

Pets and animals are not permitted at Casa Di Cemagi at this time, to protect the comfort of all guests and the condition of the property. If you have a specific request, please contact us before booking so we can discuss it directly.

8. Damage and security

Guests are responsible for any loss or damage to the property or its contents caused during their stay, beyond fair wear and tear. The Company may charge the payment method used for booking, or invoice separately, for the reasonable cost of repair or replacement.

9. Lost property

The Company is not responsible for personal belongings left unattended. Items found after departure will be kept for 30 days; shipping costs for returned items, where applicable, are the guest’s responsibility.

10. Photography, drones, and commercial content

Personal photos and videos are always welcome. Professional photography, video shoots, drone use, and any commercial or sponsored content (including brand shoots and influencer content) require written approval from the Company before arrival. Drones are not permitted on or above the property without prior written approval. Guests must not film or photograph other guests, staff, or neighbouring properties without permission. The Company reserves the right to stop any unapproved photography, filming, or drone activity.

11. Pool and facility safety

Villa pools are unattended and no lifeguard is on duty. Guests use pools and all facilities at their own risk. Pool decks, stairs, and other outdoor areas may become slippery – please take appropriate care. Children must be supervised by a responsible adult at all times.

12. Liability

We take reasonable care to ensure the property is safe and as described. To the extent permitted by law, the Company is not liable for indirect or consequential loss, or for events outside its reasonable control (see Force Majeure below). In case of emergency, a safety concern, a maintenance issue, or a prolonged inability to contact a guest, the Company reserves the right to enter a villa when necessary. Nothing in these terms excludes liability that cannot be excluded under Indonesian law.

13. Force majeure

Neither party is liable for delay or failure to perform an obligation under these terms where this is caused by circumstances beyond reasonable control, including natural disaster, government action, extreme weather, or public health emergency.

14. Local environment and Balinese culture

Casa Di Cemagi is located in Bali, and guests may occasionally experience local ceremonies, religious events, processions, offerings, or community gatherings in and around the surrounding area. Certain Balinese holidays, including Nyepi Day, involve temporary restrictions affecting transport, noise, lighting, internet and mobile network availability, and access to public areas, in accordance with local regulations and tradition. Guests are kindly asked to respect local customs, religious practices, and the surrounding community throughout their stay.

15. Taxes and service charges

All rates are quoted in the currency shown at checkout. Applicable government taxes are applied in accordance with Indonesian law and the regulations of Kabupaten Badung, Bali, and are shown at the time of booking. The Company reserves the right to adjust rates, taxes, or statutory charges if required by a change in law or government policy.

16. Privacy

Personal information provided when booking (name, contact details, payment information) is used only to process and manage your booking and stay, and is handled with reasonable care. 17. Intellectual property

All content on this website – text, photography, and design – belongs to PT Don Paolo Management or its licensors and may not be reproduced without permission.

18. Governing law

These terms are governed by the laws of the Republic of Indonesia. Any dispute arising from a booking will first be addressed directly between the parties in good faith before any other action is taken.

19. Changes to these terms

We may update these Terms & Conditions from time to time. The version in effect at the time of your booking applies to that booking.
